U.S. Starter Buyers Gain Leverage

Over my four decades in Middle Tennessee real estate, I’ve seen the market shift in countless ways—but today’s starter-home landscape stands out for the new opportunities it offers first-time buyers. The field is more balanced, allowing entry-level buyers to explore more options, face fewer bidding wars, and step into negotiations with greater confidence than in the recent past.

Right now, buyers can often request seller credits, help with closing costs, mortgage rate buydowns, inspection repairs, or even extra time for due diligence. Occasionally, furnishings or appliances enter the conversation as well. Homes that are priced well and in top condition still move quickly; however, listings that linger or need updates now present real chances for buyers to negotiate on both price and concessions.

Of course, affordability remains a real challenge—average 30-year mortgage rates hovered around 7% throughout mid to late Q3 2026. For those who are financially ready, though, this window offers a less frenzied market. My advice: keep your savings, credit, and monthly budget in harmony so that homeownership continues to build your financial foundation.
