Madison Real Estate Market Booming over 33% in Last three years.

I moved into Madison in December of 2012, and have been happily remodeling my stone cottage off of Neelys Bend ever since.  I  soon noticed  how many Realtors were moving into the area, and I thought; this is a good sign. The values have been climbing steadily in the last three years and the Madison Real Estate Market has literally boomed in that time. It’s expected to do even better in 2018. 

The average closed residential sale in first three months of 2018 in Madison Tennessee:

Average 1425 (Per Sq. Ft)

Average $202,250 (Sales Price)

A good Real Estate friend of mine told me at an open house, “Karen, if you had told me homes would be selling over $200,000 in Madison I would have told you that you were nuts!”  Well they have gone even higher in some parts. Nashville/Madison Seller’s Market

This year’s headlines maintained the fever pitch: “Nashville ranked nation’s hottest si

ngle-family housing market,” “Nashville’s housing market ranked no. 1 by Zillow, “Should you invest in Nashville’s Red Hot Housing Market?”

The truth is the number of homes on the market verses the demand for homes creates a Seller’s market. However, buyers are 

pickier now than ever before and will not settle for any condition or price. Even in a hot market, if a home is overpriced, it will sit and sit.

Keep in mind homes must appraise for asking price if the buyer is obtaining a loan. Pricing is the most important thing next to staging your home for sale.
