Nashville Sees Rising Demand for Middle-Income Housing

The 2026 Housing Mismatch Report reveals a significant gap between home prices and what many buyers, especially middle-income households earning around $75,000, can afford. Only 23% of listings are within their price range, causing a shortage of about 311,000 affordable homes nationally. Nashville faces a severe shortage, with just 6.2% affordable listings and a low Listing-Income Alignment Score of 63.2%. Increasing overall inventory alone won't solve the issue; homes must be available at accessible price points.
