August brought an interesting shift in the U.S. housing market: new home listings increased by 2.6%, reaching a four-year high and driving supply up 3.9%—the highest in six years. Yet, despite this boost in inventory, demand remains steady rather than surging. Pending sales held flat, and closed sales dipped slightly by 0.5%. High purchase costs and mortgage rates continue to weigh on buyers, with 60% of homes ultimately selling below asking price. In my 41 years guiding clients through Middle Tennessee’s ever-changing market, I’ve seen how these trends shape opportunities for buyers and sellers alike. Whether you’re evaluating your next move or just keeping a pulse on the market, I believe informed decisions always start with honest communication and a clear understanding of the latest data.
