Navigating a home purchase while mortgage rates remain above 7% can feel daunting, but with the right strategy and a steady hand, opportunities still exist for resourceful buyers. As markets await further moves from the Fed and rising Treasury yields add pressure, affordability is understandably top of mind for many in Middle Tennessee.
Planning ahead pays off: recent research suggests preparing for potential rate shifts—a half-point move within 3 months, three-quarters by 6 months, and possibly a full point within the year. In my four decades guiding clients through all kinds of markets, I’ve seen that patience and preparation often put buyers in a position of strength.
Historically, those who purchase later in the year tend to benefit from increased leverage. In fact, typical homes have averaged about 5% less in Early Q4 compared to Late Q2, with fewer buyers competing and more time to negotiate. Last month’s nearly 5-month supply meant buyers held more bargaining power—whether on price, closing costs, discount points, or temporary rate buydowns.
For those still weighing their options, it’s true the market is bracing for additional Fed tightening. Yet, the long-term aim remains cooler inflation—something that could eventually relieve some of the pressure on mortgage rates. My commitment is to help clients make informed, confident decisions, no matter the market landscape.
