Most of the best new-home markets are in the South

As someone who’s spent over four decades helping clients find the perfect home, I always keep an eye on trends that shape where people want to live—and why. Right now, the Southern U.S. is leading the way for new-home buyers: eight out of the top ten metros for purchasing new construction are in the South. Charleston tops the list, with new homes selling for 12.2% less than their existing counterparts. What’s fueling this? Builder-friendly zoning and lower land costs are making homeownership more accessible in these markets. Having guided buyers and sellers through Middle Tennessee’s dynamic real estate landscape for years, I know how important affordability and opportunity are. These trends reflect why so many are turning their attention southward, searching for both value and quality in their next home.
