Nashville Listings Rise as Prices Hold Near $540K

Nashville’s real estate market is presenting new opportunities for buyers this season. Active listings are up about 12% year-over-year, which means many more options for those searching—something we haven’t seen in quite some time. While fresh inventory dipped slightly (down around 2% from last year), the overall supply remains robust, allowing buyers to be more selective and strategic in their search.

The median list price in early Q3 held steady near $540,000—still about $111,000 above the national median—even after a modest 1% dip. Price reductions have also become a bit less common, easing by 3 points year-over-year, but nearly 21% of homes still saw price cuts. This suggests there’s room for negotiation if you know how to approach it. Homes are spending a little longer on the market—now averaging 58 days, up about 5%—so careful, well-informed pricing from the outset is more important than ever for sellers.
