Nashville Inventory Surges While Prices Hold Steady

Nashville's active home listings rose 12.1% year-over-year, outpacing the national increase of 2.1%, giving buyers more leverage. New listings fell 2.1%, slightly less than the national 2.5% drop. Median list price dipped 0.9% to $539,900, remaining $111,000 above the national median. Price cuts decreased by 3.3 points, with 21% of listings reduced. Homes sold in 58 days, slightly longer than the national 57 days.
